Dalata buys Hard Rock Hotel Amsterdam

Dalata has inked a deal with Zien Group to acquire American Hotel Exploitatie, which holds the operational lease of the Hard Rock Hotel Amsterdam American.

Located on the corner of Leidsekade Canal and Leisesplein Square, the 4-star hotel comprises 173 bedrooms, a ground floor lobby, a café and a bar. The hotel will be Dalata’s first hotel in the Netherlands and the second hotel in continental Europe.

Contracts in relation to the transaction are expected to exchange and complete in early October and Dalata will immediately commence operating the hotel as the Clayton Hotel Amsterdam American.

Why it matters

While Dalata already has a strong presence in the UK and Ireland,  this acquisition – following its purchases of  Apex Hotel London Wall for £53.4 million and a 192-bedroom hotel in Finsbury Park for £44.3 million in 2023 alone – is a progression of the group’s ambition to establish a presence in large, commercially attractive European cities.

At the time of the publication of its half-year report on August 29, Dalata CEO Dermot Crowley said: As we open our current pipeline and secure new opportunities, I am confident that we will continue to create further value through the combined strength of our development and operating teams supported by our investment capacity. Our firepower potential provides scope to grow our property assets by €750 million in the medium term beyond our currently announced pipeline.”

New openings for 2023 include Clayton Hotel London Wall and Maldron Hotel Finsbury Park. Dalata also plans to open Maldron Hotels in Shoreditch London, Brighton, Liverpool and Manchester in 2024
